A six unit townhouse complex in the heart of the historic neighborhood of James Bay, Frank was constructed as contemporary brownstone style homes, with an exterior that responded to the landscape and surrounding area through the utilization of natural materials. A simple, streamlined aesthetic across the interiors of all units was designed for the modern homeowner that maximized both natural light and cohesive materials. High quality kitchen cabinetry and gallery white walls were complemented by warm rift oak shelving and white oak floors, giving a timeless simplicity. To achieve its goal of being better, not bigger, Frank optimized a functional design through smart layout and customization.
Envisioned as a condo alternative, it provided a multi level living space that saw an open plan main floor kitchen and living area, with a downstairs media room/office and bedrooms upstairs. A showcase to the units is the floating staircase with treads milled from old growth cedar reclaimed from the Royal Victoria Yacht Club and paired with a tempered glass wall, adding visual interest while keeping the adjacent kitchen open and airy. Parking for units was located in such a way to allow for a green, landscaped amenity area for residents, with a portion of the parking covered by a trellis providing additional greenery and aesthetics. To further maximize livable space, 3 of the six units forewent a lower level garage in exchange for a courtyard.
