Located on the corner of Fifth Street and Kings Road, 1025 Kings is a 56 unit purpose-built rental (PBR) home in the heart of Quadra Village, set to bolster the neighbourhood’s urban village vibrancy.

The six storey building will provide a mix of car, bike and carshare facilities. With a rental project that provides cost-effective housing to the community, we can enhance this centralized corner lot and build on the diversity of housing options already being brought to market at our neighbouring PBR project, Ross Terrace.

Why Rental?

We believe housing is a human right, and with homeownership increasingly out of step with local incomes, Purpose Built Rental (PBR) housing is the strongest form of tenure and represents a possible—and sometimes beneficial—alternative to homeownership.

Common benefits to rental housing are the lack of maintenance or repair costs, increased access to amenities, no property taxes, more flexibility where you live, predictable monthly payments, and no requirement for a downpayment.

What does the data tell us? Sixty-one percent (61%) of households in Victoria rent their home; of these, almost half (48%) are one-person households.

The building programming has been designed in response to this data:

  • 5 x Studio Homes
  • 34 x One Bedroom Homes
  • 15 x Two Bedroom Homes
  • 2 x Three Bedroom Homes

What's more, all rental units have been designed to increase livability through form and function, ultimately supporting long-term tenancies.


Known for its vibrant and welcoming personality, Quadra Village is the heart and soul of the Hillside-Quadra neighbourhood.

With highly connected transit routes and an array of established and celebrated local Victoria businesses, this neighbourhood has room to grow and will continue to benefit from much needed housing options for those who hope to live and work in the area.

Throughout the initial community engagement and outreach, Quadra Village residents identified the need for a family-oriented play space that will provide the local families with an opportunity to spend time outdoors.

In response to this community request, we are collaborating with The City of Victoria and School District 61 to create a community park on the adjacent underutilized lot. The central element of the park will be a playground for younger generations, while the rest of the park can be equally appealing to the residents of all ages.
